Major Employers Near The Glen

Glenview, Illinois is home to the stunning development called The Glen on the former grounds of Naval Air Station Glenview.  The development is now 13 years old, and it hosts 5,000 very fortunate residents.  The Glen, which is the premier lifestyle community on the North Shore, is like a small town in many respects with its several neighborhoods within walking distance of its quaint downtown called Glen Town Center.  But parts of The Glen also feel very urban with brick row homes within a few blocks of shopping, dining, and entertainment.

I regularly receive calls and emails from people throughout the country (and the world) inquiring about homes for sale in The Glen.  Why?  Well, because Glenview and a few contiguous communities are home to several large corporate headquarters with executives being transferred in from most anywhere.  Within about a ten minute drive of The Glen you will find the headquarters for Allstate Insurance, Kraft Food Group, Walgreens, Anixter International, ITW, Baxter International, and Scotts Foresman.  Often transferees know about The Glen from their relocation teams or home office employees or from prior visits to headquarters for meetings.  The Glen is desirable due to its proximity, upscale homes, vibrant lifestyle, two golf courses including The Glen Club, and the reputation of area schools.

Just in the last month I helped an executive transferring in from Atlanta purchase a home in our Southgate neighborhood; I sold a home to a Kraft exec; and I sold a home for an executive transferring to Boston who had come to The Glen from out of state 8 years earlier.  The latter two sales were in the Tower Crossing neighborhood.  Two of my favorite neighbors were transfers in from England and Australia.  The Glen also attracts executives working in the many Chicago corporations; downtown Chicago is only a 30 – 40 minute train ride.

The Glen is not, however, an overly transient community.  The bulk of its residents are long term homeowners, either Chicago-area natives or professionals who came here for their jobs and decided that the lifestyle is just too great to leave.

Planes, Trains and Automobiles: The Glen is a convenient place to live.

One of the great advantages to living in The Glen (an upscale development in north shore community Glenview, Illinois) is its proximity to rail, automobile and air transportation.  When my family and I moved here 10 years ago, our primary considerations were the quality of schools, the Glen Town Center lifestyle, and the stunning townhome we were purchasing at Tower Crossing.  Only after we moved here did we learn how easy and fast it is to get around.

Having previously lived in the city we hoped to make regular trips downtown.  We were happy to learn that the new Glen Metra station would deliver us to Union Station in 30 – 45 minutes depending on time of day.  The station is especially close to the Cambridge neighborhood with its many townhomes, duplexes, two-flats and single family homes.

Speaking of trains, Amtrak stops at the Glenview station, about 5 minutes away by car; and it is very helpful to people needing to get to Milwaukee (67 minutes) or to Milwaukee’s Mitchell Airport (52 minutes).  Using Mitchell gives air travelers an additional option.

A huge surprise was the speedy trip to O’Hare.  At that time my husband was travelling extensively.  How pleasant to discover that the morning trip to O’Hare took 23 minutes, and an evening return trip took about the same time.  Reverse commute traffic is to thank for that.

The best news of all is that if you don’t want to go anywhere there is much to do right here in The Glen.  We have 15 restaurants, a movie theater, spa, art gallery, and scores of shops in Glen Town Center which is walking distance or very short drive from any home in The Glen.  It is particularly close to the Chapel Crossing, Patriot Commons, Cambridge and Tower Crossing developments.

Kids in The Glen & Where They Go To School

Hard to believe, but schools open here in Glenview, Illinois in just over a month.  Getting my son ready for 7th grade is on my mind, and I thought I would share with you what I know about kids in the Glen and their schools.

Before I get into the numbers, I should tell you that the public schools attended by children in the Glen are considered top notch.  Westbrook and Glen Grove are the elementary schools, Attea is the middle school (located in the Glen), and Glenbrook South is the high school.  This is what pointed my husband and me to the Glen a decade ago.  Here is some evidence:  In the recent national debating championships in Atlanta, the two finalist high schools (from all across the country) were Glenbrook South and Glenbrook North (about one mile away.)

OK, the numbers, according to the annual census of the Glen 2012:

  • There are 4,068 residents in the Glen who do not live in senior housing; and 1420 are children (35%).
  • 1,158 are enrolled in school.  262 children are not yet of school age.
  • 948 are in public schools (81.9% of school age children)
  • 210 are in non-public schools (18.1%).  Glen students in non-public schools attend one of 27 schools, most of these are enrolled in 3 Catholic schools: OLPH (Our Lady of Perpetual Help), Loyola Academy, and Saint Catherine.

By neighborhood (except for Regency which was too new for the census), here are the numbers homes followed by the numbers of Glen children:

Southgate, 299 homes, 405 children

Chapel Crossing, 167 homes, 307 children

Landings, 143 homes, 269 children

Cambridge, 244 homes, 223 children

Navy housing, 112 homes, 108 children

Tower Crossing, 154 homes, 73 children

Patriot Commons, 68 homes, 24 children

Aloft apartments, 181 homes, 11 children

Glenshore, 31 homes, 0 children

Glen Home Types: Something for Everyone

I’ve heard some residents suggest that there are far too few townhomes, condos, and villas in The Glen.  I’ve heard others say that the development is over populated with attached housing.  The truth?  Well, they’re both…wrong.

The Glen is a development within Glenview, Illinois on land that was once Naval Air Station Glenview.  But calling it a development doesn’t do it justice.  It’s really a village within a village as evidenced by Glen Town Center (the shopping and dining “main street”), multiple neighborhoods, parks, two golf courses, commercial offices, and a lake, school, and movie theater.  And just like any other town or village, it has a variety of housing types.  One of the brilliant strategies of the Glen’s master plan is the balance of single family homes and multi-family, attached home types.

My research shows that approximately 52% of Glen properties are single family homes.  Currently there are 670 such homes ranging in size from about 2500 sq ft to nearly 7,000 sq ft.  The largest SFH neighborhood is Southgate with 237 properties, followed by Chapel Crossing with 167 homes, Landings with 143 homes, and Cambridge with 123 homes.

This leaves approximately 48% of the Glen’s properties as multi-family.  Within this broad category are 5 different home types.  There are 409 townhomes, 99 condos, 64 villas, 35 duplexes, and 13 two-flats.  These 620 homes range in size from under 2,000 sq ft to over 4100 sq ft.  Multi-family housing is found in the Tower Crossing, Southgate, Cambridge, Glen Shore, Patriot Commons, and Regency neighborhoods.

So there is something for everyone in The Glen, whether you are looking for a comfortable condo or a majestic mansion…or anything in between.

Market Update: Townhomes in The Glen

It has been a busy spring for attached homes (townhomes, row houses, villas) in The Glen, the premier residential, retail, and dining venue in Glenview, Illinois.

The newest housing development in The Glen is called Regency.  Pulte Homes is currently building 109 townhomes and 40 villas ranging is size from 1523 sq ft to 2493 sq ft.  The development is not yet sold out, but homes are moving rather quickly.  Buyers are attracted to The Glen, and also by the prospect of purchasing new construction at competitive prices in an area known for excellent schools.

The row homes and villas in Southgate were built approximately 9 years ago; the development offers 38 row homes and 24 villas ranging in size from 1585 sq f to 2055 sq ft.  There are no homes on the market currently.  (Homes do show on the MLS and in this website, but they are under contract.  They are removed from the MLS and website when the purchases close.)  3 have sold so far in 2013 and 6 were sold in 2012.  These homes are so popular that they sell rapidly.

There are 3 Tower Crossing townhomes currently for sale.  This development includes 154 homes in 6 models which range in size from 3031 sq ft to 4105 sq ft.  2 of the homes currently for sale are Drake models (3075 sq ft) with elevators!  They have direct views of Lake Glenview and Gallery Park.  The other home for sale is an Astoria model with 3210 sq ft.  There are 2 Tower Crossing homes for rent currently.  7 homes in this development have sold or are under contract so far in 2013, and 3 have rented.  11 sold and 12 rented in 2012.
