The Glen. New Urbanism. Huh?

The Glen in Glenview Illinois is a perfect example of a community design concept called New Urbanism which emphasizes walkable neighborhoods that reduce a dependence on cars and one that promotes a strong sense of community.  Rather than the seemingly endless developments of single family homes with no commercial core, new urbanism envisions a retail center around which various neighborhoods are built with a variety of home styles.

Suburban sprawl came about with the rise of cars in the first half of the 20th century.  Autos allowed people to live away from the city.  To go to the city or – later – to shopping malls that sprang up in the 60’s and 70’s, people got in their cars and drove.  They may have lived in specific neighborhoods, but they had little in the way of identity and emotional attachment to these areas.

New Urbanism also emphasizes plenty of open spaces and community institutions to be shared by residents and easily accessible by walking or riding bikes.  Mass transit typically is provided for distances that might typically be reached by automobiles, thus New Urbanism is considered environmentally friendly.

The Glen has a retail core called Glen Town Center with tons of shops, restaurants and a movie theater.  This three block area is located on Tower Drive that my family refers to as “Main Street”.  Within The Glen one also finds playgrounds, two golf courses, tennis courts, sports fields, Battery Park, Lake Glenview, Kohl Children’s Museum, and the Glenview Park Center with a health club, basketball courts, and a pre-school.  Residents from any of the various Glen neighborhoods can walk to any of these venues.

There are many housing types in The Glen including single family homes, condos, townhomes, row homes, duplexes and two-flats.  These homes offer an abundance of architectural styles to please most any taste.  We also have our own Metra train station for residents who need to reach the city for work or who want to take advantage of Chicago’s many cultural and sports offerings.

Luxury Glenview homes…in Southgate at The Glen

One of the most beautiful residential communities on Chicagoland’s North Shore may be found in The Glen, the upscale residential and retail development in Glenview Illinois.  It’s called Southgate, and if you are in the market for a large, luxury home, you owe it to yourself to consider one of its currently listed homes for sale.

The Southgate neighborhood lies comfortably on 104 beautifully landscaped acres, and is home to 299 attached and detached homes of very high quality.  The property borders The Glen Club’s 18 hole championship golf course.  Southgate has a private playground, multiple pocket parks, and a pedestrian path to Westbrook Elementary School.  666 adults and 383 children live in Southgate for a total of 1,049 total residents, making it the largest of the various Glen communities.

Four housing types may be found in Southgate.

There are 55 custom, detached “estate” homes which border The Glen Club golf course with stunning views.  These properties are zoned R-3 (three homes per acre) so they offer very large yards.  The homes are large, too, some over 5,000 square feet; and they sell at price points between about $1.5 and $2.5 million, though some have sold for more.

182 detached, single family homes – which the developer referred to as “semi-custom” – were extensively adapted and modified so that no two homes are identical.  Zoning is R-4, four homes per acre.  Most of these homes range between 2,600 and 4,500 square feet, and they typically sell between $1.3 and $1.7 million.

38 lovely row homes offer 1,585 to 1,919 square feet and two to three bedrooms.  They typically sell in the $500s.

24 cozy villas are sized between 1,625 to 2,055 square feet, and they offer two or three bedrooms.  Most of these homes sell in the $400s and $500s.

Southgate is a very high end residential community in The Glen, an upscale residential and retail development in Glenview, Illinois.

The Southgate neighborhood lies comfortably on 104 beautifully landscaped acres, and is home to 299 attached and detached homes of very quality. The property borders The Glen Club’s 18 hole championship golf course. Southgate has a private playground, multiple pocket parks, and a pedestrian path to Westbrook Elementary School. 642 adults and 413 children live in Southgate for a total of 1,055 total residents, making it the largest of the various Glen communities.

There are four housing types in Southgate. Here is a brief overview of each:

Glenview. The Glen. And 97%. Read on…

97% is the number. I’ve never seen anything like it.

That’s the percentage of residents of Glenview Illinois who rate their community as “an excellent or good place to live and raise children.” I’ve lived in a lot of places before settling in The Glen, a residential and retail development in Glenview, including large sophisticated cities like Chicago and Boston. And mid-sized cities like Newton, Massachusetts and Omaha, Nebraska. I’ve even lived in a really, really small town (population 85…that’s not a typo). But of all the places that I have called home at various times in my life, I’ve never seen a number like that. 97%. Wow.

The Village of Glenview conducted a survey of residents last spring, and that’s where the number came from. Other survey results were equally impressive. For instance 90% of respondents feel safe in their neighborhoods, 92% have a positive view of Glenview’s reputation, and nearly 70% are satisfied with the value they receive for their tax dollars. I’m particularly impressed with this last finding. OK, 70% isn’t 97%…but we’re talking taxes here. Who the heck likes to pay taxes? But here in Glenview nearly 3 out of 4 believe that they’re getting a good deal. You’re not going to find a number that high in many other communities.

While I haven’t seen a similar survey for the Glen, I know that the feeling here is similar to greater Glenview. I’ve lived here for a dozen years, and life simply cannot be better. Homes in the Glen are beautiful, and there is great variety…from condos to townhomes…and row homes, duplexes, two-flats and single family homes. Home prices range from the $300,000s to over $2 million. The retail area resides in Glen Town Center where there are scores of shops, restaurants, a book store and a movie theater. And best of all, I can walk to all of it as can every resident in The Glen. As I said, I’ve lived in a lot of great places. But count me among the 97%…I love it here, and I don’t plan to move.
