It’s spring…time to sell or buy a home in The Glen

Yes, I know you’ve heard it many times, but here it is again.  Spring is the very best time of year to buy or sell a home.  It’s when buyers begin to get serious about their next home purchase.  Why?  Well, a couple of reasons.

First, spring (yes, I think it’s really here now) is when home buyers come out of hibernation, blink their eyes because of the sunlight, and begin to get serious about finding their new homes.  They’ve been cooped up all winter long, and while planning on a move, they just didn’t have their hearts in it.

The second reason is the most important.  Families with kids are already thinking about the fall when little Johnny and little Mary will need to know where they’ll be going to school.  (As an aside, children in The Glen are fortunate to attend Glenview’s outstanding schools, rated among the best in the country!)  Knowing that it may take a few months to close on a new home after signing a purchase contract, buyers want to see what’s out there and pick just the right home for them in time to close and move during the summer.

So, friends, it’s April.  And it’s spring.  Finally!  If you want to sell your home, let’s get it listed for sale.  Homebuyers are out there just waiting to see your Glen home.  And if you are a buyer, there’s no better place to live than The Glen, in beautiful Glenview, a close-in Chicago-area community.  We have lovely neighborhoods with single family homes, townhomes, duplexes, and condos.  They’re all within walking distance of Glen Town Center’s restaurants, shops and movie theater…as well as the Glen’s Metra station to get you into the city in well under an hour.

New construction homes still available in The Glen

While The Glen has been around for about 15 years, there are still new construction homes available.  The newest development is called Westgate at The Glen.  Edward R. James Partners is the developer, and construction began two years ago.  As of this date, 90% of the homes have sold which means there is still an opportunity to purchase a beautiful new home in the ever popular Glen community.

The Glen is the premier lifestyle community on the North Shore in Glenview, Illinois.  It offers several residential neighborhoods in addition to Westgate and is anchored by Glen Town Center which has numerous restaurants, shops, a book store, coffee shop, and a movie theater.

Westgate is located adjacent to the Regency neighborhood of townhomes and villas just north of West Lake Avenue and west of Shermer Road.  This places it immediately across Shermer from Glenview Prairie Club Golf Course and across West Lake from The Glen Club, an 18 hole championship golf course.  It is near Southgate at the Glen which was also developed by the James team.  Westgate is convenient to Glen Town Center, Gallery Park, Attea Middle School, and the Glen’s Metra train station.

Westgate, when completed, will have 173 homes:  71 row homes, 68 Mews townhomes, and 34 single family homes.  The single family homes and row homes are configured with first floor master bedrooms; they have two stories.  The townhomes have three stories with all bedrooms on the top floor.  The row homes facing Shermer have golf course views.

The development has lovely common areas; and it is intended to provide “nearly maintenance-free” living.

Tower Crossing…REALLY big townhomes

Ever heard of a townhome with over 4,000 square feet? I didn’t think so. Well, unless you live in Tower Crossing in The Glen, home to 154 townhomes ranging in size from 3,031 to 4,105 square feet, depending on the model. It’s not only a cool place…it’s MY cool place. I’ve lived here since 2003 when the first units were built.

The Glen is the luxury residential development in Glenview, Illinois built on the grounds of the former Naval Air Station Glenview. It consists of about 2,100 homes and nearly 5,000 residents in several unique Glen communities. There are single family homes, townhomes, row homes, two-flats, duplexes, condos, and rental apartments. Oh, there are also two retirement communities.

Tower Crossing offers six basic models, two major variations of certain models, and more options and upgrades than you can count. So, truly, no two homes are alike. The majority of these luxury homes have three bedrooms, but there are plenty with four as well. We even have a few with two and (gulp) five bedrooms. All are brick homes with four stories. All have private decks, some also have elevators, private yards, and patios. Tower Crossing borders Glen Town Center with its many shops, boutiques, and restaurants. Some also border The Glen Club, an award-winning 18-hole championship golf course. So, homeowners have everything within a few steps. Wait a minute. Not everything. You actually have to walk about 8 minutes to The Glen Metra Station with convenient train service to the city (downtown Chicago).

The Glen’s Glen Shore condos offer luxury and affordability

The Glen in Glenview Illinois on Chicago’s north shore consists of privately owned homes, rental apartments, retirement communities and Navy housing. Of the 1,252 privately owned homes, occupied by 3,725 residents, you’ll find single family homes, townhomes, row homes, duplexes, two-flats and condo apartments. The largest of the various neighborhoods, Southgate, has 299 homes and 1,039 residents.

On the other end of the spectrum is Glen Shore, a luxury condo development with 31 units and 46 residents; and that’s my subject for today’s blog. Glen Shore is located at 2300 Chestnut Avenue, east of Attea Middle School, near Lehigh. It’s in the same area as Glenview State Bank. It is an attractive brick building with one, two and three bedroom units. The homes in the west side of the building have lovely views of Lake Glenview and Gallery Park which are the center pieces of The Glen.

One of the great attractions to Glen Shore is its proximity to the Glenview Park Center and Gallery Park. The park center offers a health & fitness center, indoor track, swimming pools, water park, a basketball court, and a senior center. Gallery Park has walking trails, tennis courts, playing fields, a lookout tower, amphitheater, Little Bear Garden, and fishing in Lake Glenview. Glen Shore is also equally convenient to the Glenview Train Station with Metra service to Chicago and Amtrak service to Milwaukee and the North Glenview/Glen Metra Station. Glen Town Center’s many shops and restaurants are also nearby.

The condos are beautiful units. One bedroom homes can be purchased in the $300s and larger unit pricing is in the $400s and $500s depending on size and view. The problem is that few come on the market due to the number and quality of homes and affordability. No homes sold in 2014, though three were sold in 2013.

Westgate at The Glen’s Grand Opening

The new Westgate at the Glen housing development in Glenview, Illinois officially opened for sale last Saturday, May 31. The developer, E.R. James Partners held a “reservation event” for people who had pre-registered their interest. The neighborhood, on nearly 30 acres of land at the northwest corner of W. Lake Avenue and Shermer Road, will have 173 luxury homes when completed. It promises to be a very popular addition to The Glen which has 8 other neighborhoods offering a wide variety of home types.

71 row homes, 68 mews townhomes, and 34 single family homes are planned. This development may offer the last opportunity for new construction single family homes in The Glen.  Of particular interest to empty nesters will be the models with first floor master bedroom suites. The row homes and single family homes will have first floor master bedrooms. The townhomes are configured with second floor master bedrooms. The development will be built in two phases.  Each phase will include a mix of row homes and townhomes.  The entire development will have common areas; and it is intended to provide nearly maintenance-free living.

A big part of the attraction of Westgate is its proximity to two golf courses and Glen Town Center’s many restaurants, shops, and movie theater. Just across W. Lake is the ever popular Glen Club’s championship 18 hole course designed by Tom Fazio. On the other side of Shermer Road you’ll find Glenview Prairie Club, a 9 hole course which also offers paddle tennis. Glen Town Center is only a short walk away as is Kohl Children’s Museum. The development is also walking distance to the Glen’s Metra station offering service to downtown Chicago.

I attended the kick off with several of my clients. We received brochures, lots of information, and a nice lunch. Those who attended will be given appointment times to visit with E.R. James sales associates who will provide detailed floor plans and a list of available upgrades. I plan on attending these sessions with my clients; and I will write about all of this in future blogs.
