Glenview, a Top 100 safe city!

I’ve never started a Glen blog referencing the FBI, but here goes…

According to FBI crime data Glenview, Illinois, home to the upscale North Shore development called The Glen, is one of the safest cities in the United States.  Location, Inc is the firm behind the neighborhoodscout.com website which recently reported on the 100 safest cities with at least 25,000 residents.  (Glenview’s population is 45,549.) The company, according to its website, provides products and data to companies large and small to fuel major investments, mitigate risk, protect company assets and budget resources.  Using FBI data on robberies, assaults, burglary, theft, rape, and homicides Glenview was ranked the 53rd safest city in the country.

I did a little googling to get some perspective on this achievement.  It turns out that there are 19,355 communities in the United States, and, of these, 1,290 have populations of 25,000 or more, according to the Census Bureau.  That puts Glenview’s safety index in the top 4.1% of all cities with that population level.

What does this mean to people considering The Glen as a future home?  According to neighborhoodscout.com, “Glenview is a good choice for families with children because of several factors. Many other families with children live here, making it a place where both parents and children are more likely to develop social ties with other families. The village’s good public school district and large population of college-educated adults provide an environment conducive to academic success. Many people own their own single-family homes, providing areas for children to play and stability in the community.”

So, here’s to yet another feather in Glenview’s and The Glen’s caps!  This is a great place to live, a safe place to raise a family, and wonderful place for kids.  You can’t ask for more.

Cambridge at the Glen…a great variety of 279 stunning homes

The Cambridge neighborhood in The Glen (Glenview, Illinois) has the most diverse array of luxury home types among the various Glen neighborhoods.  You’ll find single family homes, townhomes, duplexes, and two-flats.

The Glen is an upscale residential and retail development on the grounds of the former Naval Air Station Glenview.  It has 1,255 homes in nine neighborhoods, excluding senior, rental, and Navy housing.  The Glen is known as the premier lifestyle community on Chicagoland’s North Shore.  It offers scores of shops, boutiques, restaurants, parks, two golf courses (including The Glen Club’s championship course designed by Tom Fazio), a movie theater, spa, health club, art gallery, and Kohl Children’s Museum.

Cambridge Homes (by Richard J. Brown) was the developer of the Cambridge neighborhood which was completed 12 years ago.  It is located along Patriot Boulevard on the west, West Lake Avenue on the south, and Lily Lane on the east.  Or, put another way, it is conveniently located between Glen Town Center (The Glen’s retail masterpiece) and the new North Glenview Metra Station.

279 stunning homes make up this development, and the breakdown by home type follows:

  • 104, traditional single family homes
  • 19, estate-style single family homes
  • 35, duplexes
  • 13, two-flats
  • 108, townhomes

Violet Street is the development’s “main street” running between Mint Lane and Lily Lane; and it offers the greatest variety of homes within Cambridge.  There are 68 homes on Violet.  38 are red brick townhomes (12 of which are end units), 8 are duplexes, and 22 are detached homes.  Of the single family home’s 10 are the large estate models.

My personal favorites in Cambridge are the Rockwellian bungalows with comfortable front porches, cozy yards, and white picket fences.  They are picture perfect properties like you would see in old Saturday Evening Post magazines of days gone by.

The Glen, not just a home, a lifestyle

The Glen in Glenview Illinois.  Perhaps you’ve driven through it at one time or another.  You’ve seen our lovely homes…townhomes, row houses, duplexes, two-flats, condominium apartments, and of course single family homes.  Many are quite large.  In fact the townhomes in our Tower Crossing neighborhood are between 3031 sq ft and 4105 sq ft.  These are townhomes!  And the single family homes in Southgate and Chapel Crossing are typically over 4000 sq ft.  Other homes in the Glen are more modest in size, and quite wonderful.  Some in our Cambridge neighborhood have lovely front porches, tidy back yards, and picket fences.  Yes indeed, we have homes!  1,255 of them currently with more on the way.

Our real estate market, however, is only part of the Glen’s story.  People select homes because they like their style and appearance.  But they select neighborhoods based on community lifestyle.  And that’s where The Glen really shines.  Whenever I meet a prospective home buyer I always point out that buying here is much more than buying a home, they are buying a vibrant lifestyle that is unequaled on Chicagoland’s North Shore.  Within walking distance of nearly every Glen home you can find scores of restaurants and shops, a book store, Glen 10 movie theater, art gallery, spa, heath club, Gallery Park, Lake Glenview, Kohl Children’s Museum, walking paths, jogging and biking trails, 2 golf courses, paddle ball courts, tennis courts, playgrounds, our own Metra station, and a feeling of…well, a feeling of community.

My neighbors in Tower Crossing, for instance, have what we call “mailbox parties”.  We drag out our tables and chairs, and set them up in our beautiful common area near our community mailboxes.  We share stories, catch up on one another’s lives, and enjoy the setting sun.  In winter our get-togethers move to one of our homes or perhaps to the Glenview Prairie Club (open to the public) across the street.

Home sales in The Glen by neighborhood

The Glen is an upscale residential and retail development in Glenview Illinois on Chicagoland‘s North Shore.  It is home to 1,255 privately owned residences in 9 distinct neighborhoods.  The Glen’s “main street” called Glen Town Center offers scores of restaurants and shops, as well as a movie theater, coffee shop, book store, and Kohl Children’s Museum.  The development also boasts a lake, park, recreation center, playgrounds, and two golf courses.  Recently I did an accounting of all home sales in The Glen in 2013 by neighborhood using MLS data, and here is what I found:

Cambridge is the development north of W. Lake, and it runs from Patriot Blvd to The Glen’s Metra train station.  It has 278 homes (townhomes, duplexes, two-flats, and single family homes).  14 homes sold in 2013 totaling $7,702,500, an average of $550,178.

Chapel Crossing is a development east of Patriot Blvd and south of Chestnut.  It has 168 single family homes.  9 homes sold totaling $9,283,750, an average of $1,031,527.

Glen Shore is a condominium development on the north side of Chestnut, nearly bordering Lehigh.  It has 31 units.  3 units sold totaling $917,500, an average of $305,833.

Landings is a development south of Chestnut and east of Chapel Crossing.  It has 143 single family homes.  8 homes sold totaling $7,110,000, an average of $888,750.

Patriot Commons is a development west of Patriot Blvd and south of Chestnut.  It borders The Glen Club golf course to the west. It has 68 townhomes and condo apartments.  1 home sold at $465,000.

Regency is the new Pulte development a quarter mile north of W. Lake and west of Shermer Rd.  149 townhomes and ranch villas (and 2 SFH) are planned.  All but 9 units have been sold as of 2.15.14.  29 sales totaled $13,397,485, an average of $461,982.

Southgate Single Family Homes is a development south of W. Lake, and it is bordered on the west by The Glen Club’s golf course.  The southern boundary is Independence Avenue.  It has 237 homes.  11 homes sold for a total of $13,037,000, an average of $1,185,181.

Southgate townhomes are in the confines of the Southgate development.  There are 62 units.  6 homes sold totaling $2,320,000 an average of $386,666.

Tower Crossing is a luxury townhome development bordering Glen Town Center on 3 sides.  It has 154 units.  20 homes sold totaling $13,673,900, an average of $683,695.

Westage at the Glen…one step closer to reality

The Glenview Planning Commission just approved a new housing project to be constructed in The Glen and called Westgate at The Glen Townes.  It will go before Glenview’s board in February for final approval which is expected.

The Glen is the North Shore’s premier lifestyle community located in Glenview, Illinois approximately 20 miles north of downtown Chicago.  It offers luxury homes (single family homes, row homes, townhomes, condos, duplexes, and two-flats) as well as a park, lake, walking trails, health club, movie theater, two golf courses, and a quaint main street called Glen Town Center filled with shops and restaurants.  Westgate will be the most recent – and perhaps the last – new construction community in the Glen.

173 homes are planned for this E.R. James Partners project.  As I’ve written in previous blogs, 34 will be single family homes and 139 will be row homes and townhomes.  I’ve recently learned more about the homes to be offered, particularly the sizes.  The single family home models, all with first floor master bedrooms, will range between 1,885 sq ft and 2,464 sq ft; and the architectural designs will be offered in New England shingle, French Country, and Old English.  The attached housing models will range between 2,037 sq ft and 2,980 (a mix of first and second level master bedrooms),and their architectural styles will be offered in New England shingle, Classic Revival, Old English, Craftsman, and Federal.  All homes will have three bedrooms and two-car attached garages.

Prices have not been announced.  There is some speculation (only speculation at this point) that the builder will attempt to price the homes roughly in between those in the Regency and Tower Crossing developments in The Glen.  Timeframes for construction and sales have not been announced.  E. R. James Partners has a sterling reputation for quality, as evidenced by its very upscale Glen development called Southgate on The Glen.  I believe the Westgate development will be very popular.
