Cambridge at The Glen…all kinds of homes and prices

The Glen is a residential and retail development in the beautiful North Shore village of Glenview.  It contains nine individual neighborhoods, built between 2001 and 2017 by different developers.  Cambridge at The Glen is one of those neighborhoods, and it has the most diversity of home styles.  Some Glen neighborhoods have only one home type.  For instance, the Landings and Chapel Crossing developments only have single family homes, and you’ll only find townhomes in Tower Crossing.  Still another neighborhood, Southgate, offers townhomes and single family homes.

On the other hand, Cambridge has single family homes, townhomes, row homes, duplexes and two-flats.  The range of home prices is also quite different from most of the other Glen neighborhoods, from the high $400s to $1 million.  You’ll find some row homes and two-flats in the $400s and $500s.  Single family homes can reach a seven figure price point.

In addition to the diversity and prices of Cambridge, there are other advantages to the neighborhood.  It is closest to The Glen’s Metra train station, an easy walk from any of its homes.  It is also very close to Glen Town Center, the crown jewel of The Glen.  It has wonderful restaurants, shops, a movie theater, bookstore, coffee shop and it even borders a Kohl Children’s Museum.  Cambridge’s proximity to Gallery Park is another advantage with its open spaces, jogging trails, lake and tennis courts.  And, it’s walking distance to two great golf courses, The Glen Club and Glenview Prairie Club.

Townhomes, Row Homes, Duplexes, Two-Flats & Condos in The Glen

If you don’t know about The Glen, you’re in for a very pleasant surprise.  It is a retail and residential development in Glenview, and it’s like no other.  It is popular for many reasons including Glen Town Center (shopping, dining, entertainment), two golf courses (The Glen Club, Glenview National 9), the Park Center, Kohl Children’s Museum, and several beautiful neighborhoods (Cambridge, Chapel Crossing, Glen Shore, Landings in The Glen, Patriot Commons, Regency at The Glen, Southgate, Tower Crossing and Westgate), and 700 beautiful single family homes.  Today, though, I want to tell you about the many townhomes, row homes, villas, duplexes, two-flats and condos in The Glen.

There are over 500 attached homes in The Glen, and there are more models than you can count.  Some are modest in size at 1141 sq ft.  Others are very large at 4105 sq ft.  And there are scads of home sizes in between.  They range from one level to four.  Yes, four!  Home prices range between the $300s to the $800’s.  Here is a summary of the various Glen neighborhoods that offer attached housing.

Cambridge:  108 townhomes, 35 duplexes, 13 two-flats.  There is a variety of sizes and models.

Glen Shore:  38 condo/apartments are available in various sizes & models.

Patriot Commons:  Six townhome and condominium models are available, offering 1141 sq ft to 1388 sq ft.

Regency:  109 townhomes and 40 ranch villas.  Townhomes range in size between 1523 sq ft and 1835 sq ft.  Villas are larger at 1883 sq ft – 2493 sq ft.

Southgate:  38 lovely row homes offer 1,585 to 1,919 sq ft.  24 charming villas offer 1,625 to 2,055 sq ft.

Tower Crossing:  154 townhomes, 6 models, 3031 sq ft to 4105 sq ft.

Westgate:  70 row homes range between 2542 sq ft to 2980 sq ft, and 63 Mews townhomes between 2167 sq ft to 2399 sq ft.

The 4th of July in The Glen

The marching bands.  The floats.  Candy thrown to children.  It was the 4th of July in my town, Glenview Illinois.

What a wonderful 4th of July in Glenview again this year, and the parade drew a huge crowd as always.  People from throughout our village – many from The Glen – came out to celebrate our nation’s founding and what it is to be an American.  There were kids.  Tons of kids.  Moms, dads and grandparents, too.  It was a family affair that everyone will long remember.

Flags.  I’ve never seen so many flags!  They hung from lamp posts and windows.  They were draped on floats and carried by veterans, firefighters and many others marching along the parade route.  I particularly loved the marching bands with Glenbrook South High School’s award-winning band leading the way.  They played The Star Spangled Banner and other patriotic songs.  Those in the crowd stood, men took off their hats, and many sang, applauded and put a hand over their heart.

When evening arrived village residents poured into The Glen to see the fireworks.  The Glen’s Gallery Park was the scene.  It’s a large park so there was plenty of room for lawn chairs and blankets.  And space for kids to run and play.  The park is bordered on three sides by four of the nine residential developments in The Glen:  Cambridge, Tower Crossing, Landings and Chapel Crossing.  My family and I watched it from our townhome in Tower Crossing.  It was an amazing scene.

Big award for The Glen

To the many attributes of The Glen add this: The project that created The Glen has just been recognized by the U.S. Environmental Protection Agency (EPA) for its first-ever National Federal Facility Excellence in Site Reuse Award. Sure, it’s a long and confusing name, but the award is meaningful and important. Read on.

The Glen is a residential and commercial development in Glenview, Illinois on the grounds of the former Naval Air Station Glenview. It is comprised of over 2000 homes of all varieties including single family homes, townhomes, row homes, duplexes and condos. The Glen is also home to Glen Town Center which contains a multitude of wonderful restaurants, shops and a movie theater.

As I said, The Glen started as a naval air base. It was closed in 1993. The EPA partnered with the Village of Glenview to clean up the site and turn it over to the Village for development. The project was known as The Glen: From Runways to Streetscapes. Work on construction began in 1997, and it is largely complete. The first Glen homeowners took possession of their homes in 2001. The most recent, and perhaps last, housing development was completed last year; it’s known as Westgate at the Glen. It is one of several unique Glen neighborhoods including Southgate, Tower Crossing, Regency, Cambridge, Chapel Crossing, Glen Shore, Landings and Patriot Commons.

So, there is one more reason for those fortunate homeowners in The Glen to be proud…we are an award winning community. One that we admire and love.

The Glen is still growing according to 2016 census

The 2016 census for The Glen has just been released, and it is interesting reading. For instance it tells us that there are 5,504 residents residing in 2,453 homes in the 14 development areas (read: neighborhoods), as of August, 2016. Of these 5,000+ residents, 1,422 are children.

The total population is up by 305 residents (+5.8%) from 2015; and there are 230 more homes (+10.3%).  The Glen is still growing!

Each year the Village of Glenview (in Illinois) has this census done to calculate payments to various jurisdictions which provide services to Glen residents. So, for instance, the more children in schools means that the village owes more money to local school districts. Let’s dig a little deeper into the census results.

The 14 development areas include 10 with privately owned homes or rented single and multi-family homes. The other 4 include Navy housing and 3 senior housing communities. Navy? Yes, indeed. The Glen resides on the grounds of the former Naval Air Station Glenview; and there remain 112 housing units for Navy personnel of which there are 213 adults and 88 children.

In the 10 communities with privately owned and rental homes, there are 4,438 residents of which 1,310 (30%) are children.   Here is a breakdown by neighborhood:

Aloft: 181 apartments, 187 adults, 11 children

Cambridge: 244 homes, 477 adults, 194 children

Chapel Crossing: 167 homes, 420 adults, 270 children

Glenshore: 31 homes, 45 adults, 6 children

Landings (Concord): 143 homes, 348 adults, 215 children

Patriot Commons: 68 homes, 205 adults, 28 children

Regency: 146 homes, 292 adults, 97 children

Southgate: 299 homes, 666 adults, 383 children

Tower Crossing: 154 townhomes, 310 adults, 66 children

Westgate:  172 homes, 178 adults, 40 children

Of the 1,398 children in The Glen (including Navy housing), 1,109 are of school age. 83% attend public schools. 17% attend private schools. This last number is particularly interesting because in most suburban communities the percentage of children in private schools averages between 4% and 8%.

There is a great deal of additional information in this year’s census, and I will include more of it in future blogs.
