Summer fun in The Glen

Many of my blogs begin with “one of the great things about living in The Glen” (in Glenview Illinois). This one is no different. Today’s “great things” blog focuses on the wonderful opportunities that Glen residents have for summer fun with family and friends.

Right dab in the middle of Glen Town Center, The Glen’s retail and restaurant “main street”, you’ll find summer fun in the form of its annual Summer Concert Series. Each Tuesday from June 28 through August 30, bands perform in an outdoor setting, each starting at 6:30 p.m. There’s food to be purchased though many Glen residents bring their own along with a bottle of wine for mom and dad…and sodas for their kids. They spread a blanket, enjoy the wonderful weather, and listen to music which changes from week to week…sometimes rock and roll, sometimes country, sometimes golden oldies, and sometimes Top 40 hits. The first concert will feature Windy City Rev Ups, a high energy “rock and blues” group that frequently plays at the House of Blues in the city. And as all of us who live here know, Glen Town Center is within easy walking distance of any home in The Glen…from the single family homes in Southgate, Chapel Crossing, and Landings to the townhomes of Tower Crossing and other Glen neighborhoods.

On Wednesday evenings, only a five minute drive from The Glen, we enjoy another concert series in Jackman Park. The Concerts in the Park series is sponsored by the Village of Glenview. Tonight’s concert presents Fool House (pop hits from the 90’s), and the June 22 concert will offer the Motown, soul and rock and roll sound of Second Hand Soul Band.

So, for those of you who may be thinking about moving to The Glen, these concerts offer a nice opportunity to see this spectacular development up close. Tower Crossing…REALLY big townhomes

Ever heard of a townhome with over 4,000 square feet? I didn’t think so. Well, unless you live in Tower Crossing in The Glen, home to 154 townhomes ranging in size from 3,031 to 4,105 square feet, depending on the model. It’s not only a cool place…it’s MY cool place. I’ve lived here since 2003 when the first units were built.

The Glen is the luxury residential development in Glenview, Illinois built on the grounds of the former Naval Air Station Glenview. It consists of about 2,100 homes and nearly 5,000 residents in several unique Glen communities. There are single family homes, townhomes, row homes, two-flats, duplexes, condos, and rental apartments. Oh, there are also two retirement communities.

Tower Crossing offers six basic models, two major variations of certain models, and more options and upgrades than you can count. So, truly, no two homes are alike. The majority of these luxury homes have three bedrooms, but there are plenty with four as well. We even have a few with two and (gulp) five bedrooms. All are brick homes with four stories. All have private decks, some also have elevators, private yards, and patios. Tower Crossing borders Glen Town Center with its many shops, boutiques, and restaurants. Some also border The Glen Club, an award-winning 18-hole championship golf course. So, homeowners have everything within a few steps. Wait a minute. Not everything. You actually have to walk about 8 minutes to The Glen Metra Station with convenient train service to the city (downtown Chicago).

6. Count them. 6 bedroom home in The Glen

Single family homes with six bedrooms are hard to find.  And the one I am writing about today is particularly uncommon.  When you imagine a home with this many bedrooms you might think about a three story home with three bedrooms on each of the top two floors.  But that’s not the case here.

1592 Primrose, a stunning, two-story Colonial home in the highly sought-after Landings neighborhood in The Glen (in Glenview, Illinois), has a main floor bedroom with ensuite bath AND a master bedroom, also with ensuite bath, on the second floor.  In other words, it has what can be described as two master bedrooms…perhaps using the one on the first floor as an in-law suite.  That’s unusual…and unusually attractive to many buyers.

Glen Town Center to get a nice facelift in 2016

The Glen is about to receive a very nice upgrade in 2016. The Glen is an upscale residential and retail development in Glenview Illinois on property that was once a naval airbase. It was developed beginning in 2010, and it continues today with new homes still being constructed.

I live a half block from The Glen’s main shopping and eating area called Glen Town Center. It’s filled with scores of boutiques and eateries as well as a theater, coffee house, and book store. Over time some parts of the sidewalks have shown their wear as freezing and thawing have done minor damage. And some of the trees along Tower Drive, the main street through the area, have suffered, too. Don’t get me wrong, the place still sparkles…I mean it looks TERRIFIC…but it’s going to look even better!

The updating planned for next year will feature new sidewalks, trees, other landscaping, and signage. My neighbors join me in my excitement for this project which will add to the already strong appeal for shoppers, diners, current residents, and yes to those who are considering living in The Glen. Plans have been created, vetted and approved by the Village Trustees. Work will being in March, and completion is forecast for September.

If you haven’t been to The Glen I urge you to stop by for a meal and shopping. If you’ve been here before I suggest you think about making it your home. The new norm at Tower Crossing in The Glen…prices over $700,000

Home prices at the ultra-cool Tower Crossing townhome development in The Glen (in Glenview Illinois) are hitting post-recession highs. Built between 2003 and 2007 these 4 story brick, Georgian style homes offer between 3,031 and 4,105 square feet of luxury living. There are 6 basic models and 9 floor plans. In addition to their beauty and size a huge appeal to Tower Crossing townhomes is their proximity to Glen Town Center, The Glen’s popular and upscale retail and dining “main street”. In fact they border Glen Town Center on 3 sides making a walk to dinner nothing more than a short stroll.

Digging into pricing data recently I found exactly what I expected. A materially higher percentage of Tower Crossing homes are now selling for $700,000 or more than in recent years. In 2010 there were no $700,000 sales. In the next two years (2011/2012) approximately a fourth of sales were at this level; and this grew to about half of sales in 2013/2014. But in 2015 (through mid-November) 93% of sales (13 of 14) were at $700,000 or more! The prices of larger Tower Crossing models (such as the Blackstone, Omni, and Biltmore) have been selling well into the $700’s for a few years, but now even smaller homes (for instance Valencias and Drakes) have reached $700,000+ price points. Because these smaller (though still quite large) models are selling in the low $700,000, the prices of larger models are increasing into the high $700’s and even the $800’s. In fact we saw a sale at $800,000 or more in 2014 and another in 2015. I sold both of these magnificent homes, and incidentally…they were worth every penny. I believe I have another $800,000 sale waiting in the wings. Until last year we hadn’t seen an $800,000 sale since at least 2007. Of course what any home will sell for is influenced by its condition, by market factors (including competition) at the time of listing, and by choice of realtor.
