Southgate on the Glen…huge single family homes and cozy row homes and villas

Southgate is a very high end residential community in The Glen, an upscale residential and retail development in Glenview, Illinois.

The Southgate neighborhood lies comfortably on 104 beautifully landscaped acres, and is home to 299 attached and detached homes of very quality. The property borders The Glen Club’s 18 hole championship golf course. Southgate has a private playground, multiple pocket parks, and a pedestrian path to Westbrook Elementary School. 642 adults and 413 children live in Southgate for a total of 1,055 total residents, making it the largest of the various Glen communities.

There are four housing types in Southgate. Here is a brief overview of each:

There are 55 custom, detached “estate” homes which border The Glen Club golf course. These properties are zoned R-3 (three homes per acre) so they offer very large yards. The homes are large, too, many over 5,000 square feet; and they sell at price points between about $1.6 and $2.7 million, though some have sold for more.

182 detached, single family homes – which the developer referred to as “semi-custom” – were extensively adapted and modified so that no two homes are identical. Zoning is R-4, four homes per acre. Most of these homes range between 3,000 and 4,500 square feet, and they typically sell between $1.3 and $1.6 million.

38 lovely row homes offer 1,585 to 1,919 square feet and two to three bedrooms. They typically sell in the $500s.

24 cozy villas are sized between 1,625 to 2,055 square feet, and they offer two or three bedrooms. Most of these homes sell in the $400s to low $500s.

Regency at The Glen sales are picking up steam

Judging from 2015 real estate sales in the Glen’s Regency development, it’s obvious that this new’ish neighborhood is already turning over to second owners. While the development only sold out last year, several homes of early buyers have re-sold and others rented in the first half of this year. This is good news for buyers looking for Glen properties at somewhat smaller sizes with more modest price points than many other local neighborhoods.

Here’s a little background. Pulte Homes constructed 104 luxury townhomes, 38 ranch villas, and 2 single family homes in the Regency at the Glen development in Glenview Illinois. The townhomes are offered in 4 different models ranging in size from 1523 sq ft to 1835 sq ft. There are 2 models of villas (duplexes) ranging in size from 1883 sq ft to 2493 sq ft. Regency is located literally across the street from two wonderful golf courses, The Glen Club (18 hole championship course) and Glenview Prairie Club (9 holes). It’s also a short walk to Glen Town Center’s many shops and restaurants.

Six Regency homes have already been sold by their original owners in the first half of 2015, 4 of these were townhomes and 2 were villas. The townhomes each sold in the $400s, and the villas sold in the high $600s. There are 4 more Regency homes (all townhomes) under contract between their original owners and new buyers; these are expected to close in the third quarter of the year. Four townhomes have also rented this year.

So now is a great time for buyers who want to live in the Glen. Regency homes are on the market as well as single family homes, row homes, townhomes, and condos in other areas of the Glen including Chapel Crossing, Cambridge, Landings, Tower Crossing, Patriot Commons, and Southgate. Walk to Glen Town Center’s restaurants and shops from your new condo at Patriot Commons

Condos in the Glen have always sold well. And why not? After all, not only do you get a beautiful home, but you also get the incredible lifestyle that only the Glen has to offer. Let me tell you more.

The Glen is the premier lifestyle community on Chicago’s north shore in Glenview Illinois. The focal point is Glen Town Center with its 17 restaurants, scores of shops including a great book store, a 10 screen movie theater, and much more. There are 9 residential neighborhoods with all types of luxury homes including single family, townhomes, row homes, condos, duplexes, villas, and two-flats. And…new construction is still available!

I would highly recommend the Patriot Commons development which offers breathtaking condos ranging in size between 1050 and 1400 square feet. But the homes are only part of the story. Patriot Commons homes are only a few steps from Glen Town Center, so your “commute” to an evening out is – if you’re walking slowly – about a minute or two. You can also walk to The Glen’s Metra Station with train service to Chicago’s Union Station in about a half hour.

Patriot Commons FINAL PHASE is over half sold out, but there are still 14 striking homes available with delivery expected in the fall of 2016. Home prices range between $325,000 and $482,000. If you love golf you’ll love living in The Glen

Name another community like the Glen that has two quality golf courses within walking distance of every home.  (I’m waiting.  Still waiting.  Yup, still here…and still waiting.)

One of the great things about living in the Glen is the easy access to The Glen Club and Glenview Prairie Club…two courses of very high quality and open to the public. The Glen, as you may know, is a Chicago north shore residential and retail development on the grounds of the former Glenview Naval Air Station. There are 2,000+ luxury homes of all varieties; and home prices range from the $300’s to over $2 million.

The Glen Club is well known and highly regarded locally and throughout the country. It’s an 18 hole championship course designed by the legendary Tom Fazio. The course is beautiful to look at and challenging to play. Golf Magazine currently rates it as the fourth best courses you can play in Illinois and among the Top 100 in the United States. When it opened in 2001 Sports Illustrated listed it as a top 10 new course. A stately 48,000 square feet clubhouse offers overnight lodging and first class dining. The club offers private corporate memberships, but it is also available to non-member individual golfers.

Located just across West Lake Avenue you’ll discover a jewel of a public course, the Glenview Prairie Club which offers Paddle Tennis courts as well as golf. The course is meticulously maintained (by The Glen Club!), and it is beloved by Glen residents who prefer a shorter round of golf.

Many Glen homes have great views of these picturesque golf courses, and several are currently for sale. Fifty-five magnificent “estate” single family homes in the Southgate subdivision border the Glen Club’s course as do nine stunning townhomes in Tower Crossing. Several townhomes and villas in the lovely Regency and Patriot Commons neighborhoods also have great views. Diverse home types at Cambridge at The Glen

Cambridge is the most architecturally diverse neighborhood in The Glen. Most Glen neighborhoods are composed of either traditional single family homes (such as Southgate, Chapel Crossing, and Landings) or attached properties (such as Tower Crossing’s townhomes and Glenshore’s condos). In Cambridge, however, you have more choices.

A little background. The Glen is a luxury residential and retail development on the grounds of the former Navy airbase in Glenview Illinois which closed in 1995. It is composed of nine neighborhoods with privately owned homes, plus assisted care and retirement communities. The neighborhoods with privately owned homes have over 2,000 residents. Glen Town Center, The Glen’s popular retail area, offers scores of restaurants and shops…convenient to all homes in the development. Two outstanding golf courses, including The Glen Club‘s 18 hole championship course designed by Tom Fazio, are adjacent to The Glen.

Back to Cambridge. This neighborhood has 279 beautiful homes; here is the breakdown by home type:

  • 108 townhomes and row homes
  • 104 traditional single family homes
  • 35 duplexes
  • 13 two-flats
  • 19 estate-style single family homes

Home prices in Cambridge range from the $400’s to over a million dollars. There is also great diversity in the sizes of these homes, from less than 2,000 square feet to more than 4,000 square feet. The large estate homes and striking townhomes grace a grand boulevard in the center of Cambridge, while charming Rockwellian “front porch Americana” homes adorn smaller side streets with names like Butterfly Lane and Sundrop Drive.  Tasteful landscaping enhances the beauty of the Cambridge neighborhood and of each home.
