Million dollar homes in The Glen

Of the 62 home sales in the Glen in 2014, 18 were for over $1,000,000. The Glen, on Chicago’s north shore in Glenview Illinois, is a luxury home residential development at the site of the former Naval Air Station Glenview.

There are several distinct neighborhoods in the Glen built by a variety of developers. Of these, three experienced $1+ million dollar sales last year: 3 were in Chapel Crossing, 4 were in Landings (formerly Concord), and 11 were in Southgate.

Southgate has the highest percentage of million dollar homes. In fact, of the 237 single family homes in the neighborhood, it is rare for a home to sell for under $1,000,000. The highest price paid for a home in 2014 was $2.2 million dollars, and it was in Southgate on property bordering the The Glen Club 18 hole championship golf course. Homes bordering the golf course have dramatic views, and the lots are larger than in any other area of Southgate and The Glen. The other ten Southgate homes with million dollar sales in 2014 sold for an average of $1,265,000. There are currently three Southgate homes listed for sale at over a million dollars: $2,795,000 and $1,799,000 and $1,689,000.

The four million dollar homes in Landings sold for $1,225,000 and $1,193,000 and $1,100,000 and $1,015,000, an average of $1,113,250.

The three million dollar homes in Chapel Crossing sold for $1,065,000 and $1,055,000 and $1,040,000, an average of $1,053,333.

Of the 18 Glen homes that sold for more than a million dollars in 2014 only 2 realtors sold multiple homes. There are more than 170 realtors in Glenview. I was fortunate to be among the three.

24 Westgate at the Glen homes still available

The new Westgate development in The Glen (Glenview Illinois) is proving to be very popular. While construction is in early stages, sales have been strong. Of the 171 homes planned, all have been contracted except for twenty-four.

E.R. James Partners, LLC is the developer of the project. This is the same firm that developed the very upscale, high price point Southgate development, also in The Glen. Westgate is located at the northwest corner of W. Lake Avenue and Shermer Road, immediately to the north of The Glen Club and west of Glenview Prairie Club Golf Course. It is also a short walk to Glen Town Center, The Glen’s main shopping and dining area. So for people interested in new construction in close proximity to dining, shopping and golf, Westgate is a great choice.

The development offers 70 row homes ranging in size between 2542 and 2980 square feet (sq ft). There are 6 units still available for sale.

Sixty-three mews townhomes are planned ranging in size between 2037 and 2399 sq ft; and 9 may still be purchased.

Only 9 of the 38 very popular single family homes remain to be purchased. They range in size between 1885 and 2464 sq ft. Like the attached properties, these beautiful homes offer maintenance free living.

Prices increased in The Glen in 2014

Home prices in The Glen (in Glenview, Illinois on Chicago’s north shore) rose again in 2014. While I haven’t completed my analysis of the entire Glen, I do have information about two of its neighborhoods.

Tower Crossing is the development adjacent to Glen Town Center (the shopping and dining “main street) with 154 luxury townhomes. If you’ve been to the Glen you will remember seeing them because the homes are 4 story, brick homes of Georgian architecture. These homes are large, ranging in size from 3031 sq ft to 4105 sq ft. In 2014 prices increased 3.9% after rising over 6% in 2013. The average price p/sq ft in 2014 was $206.01 compared with $198.28 in 2013. In the prior 3 years (2010 through 2012) prices were relatively steady at approximately $188 p/sq ft.

Prices also rose in Southgate. This development contains 237 large single family homes and 62 row homes. Among the single family homes 55 border The Glen Club’s 18 hole golf course, and 182 do not. I have analyzed the prices of single family homes. Prices for the homes that are not on the golf course increased 7% in 2014 to an average of $315.42 p/sq ft compared with $294.61 p/sq ft in 2013. There was only 1 home sold on the golf course, so I did not reach any conclusion as to pricing trends for golf course properties. Home sales (the number sold) in both developments were down last year, but I’ll save that discussion for a future blog.

When I complete my analysis for the entire Glen I believe I’ll find the same thing…home sales down, home prices up. That’s essentially what occurred in the real estate market nationally and in Glenview.

6 Tower Crossing homes now for sale! (6 for rent, too)

Three months ago I wrote that only 1 Tower Crossing home was available for sale. My my, how the world has changed in 3 months. Since then 5 homes have been newly listed, and a total of 6 homes are currently for sale.

Tower Crossing is a 154 unit luxury townhome development in The Glen in Glenview, Illinois. To anyone who has ever visited the Glen’s restaurants or shops, Tower Crossing will be remembered as the homes bordering Glen Town Center on 3 sides. They are memorable, too, because they are 4 stories high with beautiful Georgian architecture.

There are 6 basic models in Tower Crossing and some major variations such as end units and bridge units. The homes are large, ranging in size from 3031 sq ft to 4105 sq ft. The price points of Tower Crossing homes range between roughly $625,000 and $900,000.

Now is a great time to be in the market for a Tower Crossing townhome because 4 of the models are for sale. There are 2 Astorias for sale, and 1 of them is an end unit. Astorias offer 3210 sq ft, and the end unit adds another 390 sq ft. 3 Blackstones (384 sq ft), an Omni 3625 sq ft) and a Drake end unit (3075 sq ft) are also on the market.

There are 6 homes also on the rental market ranging in prices between $3950 per month to $4500 per month.

The beauty of Tower Crossing lies not only IN the homes, but also outside. You can walk to 25 eating establishments, numerous boutiques, 2 golf courses (including The Glen Club), a movie theater and a book store. And if you walk across the street (Patriot Boulevard) you’ll find Battery Park, Lake Glenview, the Glenview Park Center, walking and biking trails, tennis courts and more. Residents of Tower Crossing will tell you that living here is all about the lifestyle. It’s the best combination of urban and suburban living.

24 great reasons to live in The Glen

There are 24 restaurants in The Glen, the upscale housing and retail development in Glenview Illinois on Chicago’s North Shore. We realtors talk a lot about homes. How big they are. Where they are located. Nearby schools. Prices. Too often, though, we forget to discuss other benefits of living in a particular locale. So today I want to tell you about a HUGE benefit of living in The Glen. And here’s one: As a resident I can walk to two dozen Glen restaurants. Really.

The Glen is not your ordinary housing development. Sure, we have plenty of single family homes with large yards. But we also have townhomes, row homes, two-flats, duplexes, condos, and rental apartments. And they are in close proximity to all of these wonderful places to dine and also dozens of shops and entertainment venues. We’re kind of suburban. But we’re kind of urban, too. Actually, we’re a blend of both…with the advantages of each.

I live in Tower Crossing. It’s a neighborhood of townhomes that borders Glen Town Center, The Glen’s “main street”. I can walk out my front door and walk a half block to Salerno’s Italian restaurant. Walk a half block in the other direction and I can dine in The Glen Club’s grill with traditional American cuisine. There are 15 other restaurants right in town center and several others if I’m up for a walk of 5 or 6 blocks. The Glen offers food of all kinds. We have, as I said, Italian and American cuisine; and we also have Mexican, Irish, Japanese, Thai and Indian. From upscale dining to casual sandwich shops, The Glen has it all.

How many times have you wanted to go out to eat, but you didn’t want to deal with traffic? Or maybe you didn’t want to drive after having a cocktail? Ah, the beauty of living in The Glen.
