The Glen is a housing and retail development in Glenview Illinois, on Chicago‘s North Shore. It’s filled with luxury homes, restaurants galore, boutiques, a book store, a movie theater, and (drum roll please)…a lot of kids! In my most recent blog I wrote about the new Glen census which tells us that roughly one-third of the 3,921 residents in privately owned homes and rental housing are children. I’ve had a few emails asking which specific Glen neighborhoods have the most.

There are 9 such neighborhoods in The Glen (not counting Navy and senior housing). Naturally the neighborhoods with the most single family homes have the most children. In these neighborhoods about 40% of residents are kids. Chapel Crossing (43%), Landings (44%) and Southgate (40%) have only single family homes. Cambridge (42%) offers single family homes, town homes, duplexes, and two-flats.

2 neighborhoods offer only attached homes and have roughly 20% children:  Tower Crossing (18%) and Patriot Commons (19%). Another neighborhood, Regency, has a high percentage of town homes; and 19% of its residents are children.

Aloft (5%) offers rental apartments in Glen Town Center, The Glen’s shopping and restaurant “main street”. And Glenshore (7%) has condo apartments.

Obviously the large single family home neighborhoods are great for kids. Lovely homes. Big yards. Did I mention BIG YARDS? But before you get the wrong impression, Glen neighborhoods with attached housing are also great for the little ones. I live in Tower Crossing, a development with 154 4-story town homes with 3,031 to 4,105 square feet. We moved here 11 years ago when my son was 3 years old. Our development has a wonderful common area which, to my son, represents his back yard. The additional benefit is that he’s grown up barely one block from all of the fun in Glen Town Center. He walks to the movie theater, meets his buddies for hamburgers at Mooyah, and wanders our wonderful book store.

The bottom line? The Glen is a great place for children whether your preference is for large single family homes or for attached housing. New census of The Glen tell us a lot about the homes, neighborhoods and residents

The new census for The Glen has just been completed, and it is interesting reading. For instance it tells us that there are 4,960 residents residing in 2,221 homes in the 13 development areas (read: neighborhoods), as of August, 2014. Of these nearly 5,000 residents, 1,367 are children.

Each year the Village of Glenview (in Illinois) has this census done to calculate payments to various jurisdictions which provide services to Glen residents. So, for instance, the more children in schools means that the village owes more money to local school districts. Let’s dig a little deeper into the census results.

The 13 development areas include 9 with privately owned homes or rented single and multi-family homes. The other 4 include Navy housing and 3 senior housing communities. Navy? Yes, indeed. The Glen resides on the grounds of the former Naval Air Station Glenview; and there remain 112 housing units for Navy personnel of which there are 213 adults and 80 children.

In the 9 communities with privately owned and rental homes, there are 3,921 residents of which 1,287 (33%) are children.   Here is a breakdown by neighborhood:

Chapel Crossing: 167 homes, 368 adults, 277 children

Landings (Concord): 143 homes, 324 adults, 250 children

Southgate: 299 homes, 626 adults, 413 children

Cambridge: 244 homes, 481 adults, 200 children

Tower Crossing: 154 townhomes, 306 adults, 68 children

Patriot Commons: 68 homes, 122 adults, 23 children

Regency: 146 homes, 179 adults, 43 children

Aloft: 181 apartments, 185 adults, 10 children

Glenshore: 31 homes, 43 adults, 3 children

Of the 1,287 children in The Glen, 1,175 are of school age. 82% attend public schools. 18% attend private schools. This last number is particularly interesting because in most suburban communities the percentage of children in private schools averages between 4% and 8%. This variance is likely due to the economic standing of Glen residents. In other words, it is a development comprised largely of affluent families who can afford private education.

There is a lot of additional information in this year’s census, and I will include more of it in future blogs.

More news on new construction in The Glen

Since my last Glen blog a week ago, there have been developments relative to new construction housing.  As my regular readers know, The Glen is an upscale residential and retail development in Glenview, Illinois on Chicago’s North Shore.  There are numerous neighborhoods with luxury single family homes, townhomes, row homes, two-flats, duplexes, villas, and apartment condos.  The development is anchored by Glen Town Center which is home to scores of restaurants and shops.

Last week I reported on two new construction opportunities in The Glen.  The first is Regency, a Pulte homes development of townhomes and duplex villas.  At that time there were 5 homes still available in the neighborhood of 149 homes.  In the last week three of these sold, leaving only the two model homes for sale.  These homes are beautifully decorated, so they are perfect for buyers looking for new construction in move in condition.

I also told you about Westgate, a new development which will offer 173 townhomes, row homes and single family homes.  Over the weekend I visited the site, and I see that “coming soon” signs have appeared on the property.  The sales center is under construction, and I noted some early signs of infrastructure occurring on the property.  As soon as I receive a definitive date when homes will be offered for sale, I will be very active working with the buyers who have contacted me with interest in this neighborhood.

Both Regency and Westgate are particularly close to the Glen’s two golf courses, The Glen Club’s 18 hole championship course and Glenview Prairie Club, a beautifully maintained 9 hole course.

There is one other new construction opportunity in the future, and I failed to mention it in my last blog.  Patriot Commons is a stunning development on the south edge of Glen Town Center bordering The Glen Club course.  68 townhomes and condo apartments were completed a few years ago.  The developer, Toll Brothers, put further development on hold due to the difficult real estate environment that existed at that time.  I am told that Toll Brothers will complete the development sometime in the next year or two.

New construction homes in The Glen

There are two neighborhoods in The Glen available to buyers seeking new construction.  One is available now, and the other will be available soon.

First, a little background:  The Glen is an upscale residential and retail development on Chicago’s North Shore in the community of Glenview, Illinois.  There are several distinct neighborhoods with two things in common:  They have stunning, luxury homes; and homeowners enjoy the “urban living in the suburbs” lifestyle that the Glen is known for.  The various neighborhoods are anchored by our retail hub, Glen Town Center.  OK, now I’ll tell you about the new construction real estate opportunities in The Glen.

Regency:  While nearly sold out, the new Pulte development called Regency still has 5 beautiful townhomes available for purchase.  The development, when completed, will have 149 homes.  Among the available 5 homes are the two models, fully decorated.  These are likely to sell soon, so if you’re interested I suggest you move quickly.

Westgate has cleared the final administrative hurdles, and it should get under way soon.  I walked over to the site this morning, and I see that the sales center is being developed.  This E. R. James Partners development will have 173 homes including 71 row homes, 68 Mews townhomes, and 34 single family homes.  The row homes and single family homes will have first floor master bedrooms making them particularly attractive to downsizing empty-nesters.  This development will be extremely popular.  Not only will this be the last new Glen development featuring single family homes, but E. R. James is known as a high quality builder.

Home sales in The Glen by neighborhood

The Glen is an upscale residential and retail development in Glenview Illinois on Chicagoland‘s North Shore.  It is home to 1,255 privately owned residences in 9 distinct neighborhoods.  The Glen’s “main street” called Glen Town Center offers scores of restaurants and shops, as well as a movie theater, coffee shop, book store, and Kohl Children’s Museum.  The development also boasts a lake, park, recreation center, playgrounds, and two golf courses.  Recently I did an accounting of all home sales in The Glen in 2013 by neighborhood using MLS data, and here is what I found:

Cambridge is the development north of W. Lake, and it runs from Patriot Blvd to The Glen’s Metra train station.  It has 278 homes (townhomes, duplexes, two-flats, and single family homes).  14 homes sold in 2013 totaling $7,702,500, an average of $550,178.

Chapel Crossing is a development east of Patriot Blvd and south of Chestnut.  It has 168 single family homes.  9 homes sold totaling $9,283,750, an average of $1,031,527.

Glen Shore is a condominium development on the north side of Chestnut, nearly bordering Lehigh.  It has 31 units.  3 units sold totaling $917,500, an average of $305,833.

Landings is a development south of Chestnut and east of Chapel Crossing.  It has 143 single family homes.  8 homes sold totaling $7,110,000, an average of $888,750.

Patriot Commons is a development west of Patriot Blvd and south of Chestnut.  It borders The Glen Club golf course to the west. It has 68 townhomes and condo apartments.  1 home sold at $465,000.

Regency is the new Pulte development a quarter mile north of W. Lake and west of Shermer Rd.  149 townhomes and ranch villas (and 2 SFH) are planned.  All but 9 units have been sold as of 2.15.14.  29 sales totaled $13,397,485, an average of $461,982.

Southgate Single Family Homes is a development south of W. Lake, and it is bordered on the west by The Glen Club’s golf course.  The southern boundary is Independence Avenue.  It has 237 homes.  11 homes sold for a total of $13,037,000, an average of $1,185,181.

Southgate townhomes are in the confines of the Southgate development.  There are 62 units.  6 homes sold totaling $2,320,000 an average of $386,666.

Tower Crossing is a luxury townhome development bordering Glen Town Center on 3 sides.  It has 154 units.  20 homes sold totaling $13,673,900, an average of $683,695.
