Large single family homes in Southgate in The Glen

There’s roughly the same number of single family homes and attached homes in The Glen in Glenview, a North Shore suburban village close to Chicago.  Attached homes are townhomes, row homes, duplexes, two-flats and condos.  Of The Glen’s ten neighborhoods with privately-owned homes, five offer single family homes which is today’s blog topic.  Home prices for single family homes range from the $600s to over $2 million.

The largest single family homes are found in the Southgate development.  Southgate offers 237 homes ranging in size from 2600 to over 5000 square feet.  Fifty-five Estate Homes on lots of at least 1/3 of an acre border The Glen Club’s award-winning golf course, so the views are amazing.  The other 182 homes are found on Southgate’s lovely winding streets with large, beautiful trees and landscaping.

Southgate even has its own playground for small children.  It’s a private area for Southgate residents only.  Naturally this development, as with all Glen neighborhoods, is close to Glen Town Center’s many restaurants and shops as well as its movie theater and book store.  All in all, Southgate is hard to beat.

How The Glen Came to Be

The Glen is a wonderful place to live, shop and dine. It’s located on the grounds of the former Naval Air Station Glenview which operated here for a long time. We have over 2000 luxury homes, over 20 shops and boutiques, 17 restaurants and much more. But how did it come about? Well, here is the timeline:

1993:   The Navy announces that the air base will close.

1995:   A Consensus reuse plan is approved.

1996:   The Navy Department approves the transfer of the property to the Village of Glenview.

1997:   A Master Plan is completed including luxury housing, retail and commercial development along with a school, a lake, parks, and other open spaces.

1999:   The first parcel of land is sold. Shortly thereafter, residential construction begins on detached single family homes, townhomes, row homes, duplexes, two-flats and condos.

2003:   Glen Town Center (our “downtown”) opens.

2014:   The last parcel of land is sold.

2017:   The last “new construction” neighborhood is completed.

The end result is more than 2500 residential and senior units, 1 million square feet of retail, 1 million square feet of office and light industrial, and 400 acres of open space including two golf courses…The Glen Club and Glenview Prairie Club.

The Glen is still growing according to 2016 census

The 2016 census for The Glen has just been released, and it is interesting reading. For instance it tells us that there are 5,504 residents residing in 2,453 homes in the 14 development areas (read: neighborhoods), as of August, 2016. Of these 5,000+ residents, 1,422 are children.

The total population is up by 305 residents (+5.8%) from 2015; and there are 230 more homes (+10.3%).  The Glen is still growing!

Each year the Village of Glenview (in Illinois) has this census done to calculate payments to various jurisdictions which provide services to Glen residents. So, for instance, the more children in schools means that the village owes more money to local school districts. Let’s dig a little deeper into the census results.

The 14 development areas include 10 with privately owned homes or rented single and multi-family homes. The other 4 include Navy housing and 3 senior housing communities. Navy? Yes, indeed. The Glen resides on the grounds of the former Naval Air Station Glenview; and there remain 112 housing units for Navy personnel of which there are 213 adults and 88 children.

In the 10 communities with privately owned and rental homes, there are 4,438 residents of which 1,310 (30%) are children.   Here is a breakdown by neighborhood:

Aloft: 181 apartments, 187 adults, 11 children

Cambridge: 244 homes, 477 adults, 194 children

Chapel Crossing: 167 homes, 420 adults, 270 children

Glenshore: 31 homes, 45 adults, 6 children

Landings (Concord): 143 homes, 348 adults, 215 children

Patriot Commons: 68 homes, 205 adults, 28 children

Regency: 146 homes, 292 adults, 97 children

Southgate: 299 homes, 666 adults, 383 children

Tower Crossing: 154 townhomes, 310 adults, 66 children

Westgate:  172 homes, 178 adults, 40 children

Of the 1,398 children in The Glen (including Navy housing), 1,109 are of school age. 83% attend public schools. 17% attend private schools. This last number is particularly interesting because in most suburban communities the percentage of children in private schools averages between 4% and 8%.

Large variety of luxury home types and prices in The Glen

One of the great things about The Glen is the variety of home types, styles and prices available to buyers. The Glen is residential and retail development in Glenview Illinois on the grounds of the former Naval Air Station Glenview. It’s just eighteen miles north of downtown Chicago or, to put it another way, a short train ride to Union Station. The first homes in The Glen were built about fifteen years ago, and new construction continues in one of our ten neighborhoods, Westgate. But this article isn’t about Westgate at The Glen or commute times. It’s about variety.

There are about 1300 homes in The Glen, not counting retirement and assisted living facilities. Of those 1300 properties about half are single family homes while the other half (naturally) consists of attached housing units of various types. For instance, there are townhomes (some as large as 4100 square feet), row homes, condos, duplexes, and two-flats. We have brick homes, wood homes, single level homes, four-story homes, small homes, and huge homes. There are homes overlooking the retail area (Glen Town Center), along the Gallery Park, and bordering the two Glen golf courses. We have colonial homes, contemporary homes, Georgian homes, and home styles that don’t exactly fit any particular style…except really beautiful!

Home prices in The Glen vary widely. On the lower end are some lovely luxury condos and townhomes starting in the $300’s. On the high side, some single family homes bordering The Glen Club’s award-winning golf course sell for well over $2 million. So, whatever your housing budget, the odds are pretty good that you can find a wonderful home here.

New census of The Glen tell us a lot about the homes, neighborhoods and residents

The new census for The Glen has just been completed, and it is interesting reading. For instance it tells us that there are 4,960 residents residing in 2,221 homes in the 13 development areas (read: neighborhoods), as of August, 2014. Of these nearly 5,000 residents, 1,367 are children.

Each year the Village of Glenview (in Illinois) has this census done to calculate payments to various jurisdictions which provide services to Glen residents. So, for instance, the more children in schools means that the village owes more money to local school districts. Let’s dig a little deeper into the census results.

The 13 development areas include 9 with privately owned homes or rented single and multi-family homes. The other 4 include Navy housing and 3 senior housing communities. Navy? Yes, indeed. The Glen resides on the grounds of the former Naval Air Station Glenview; and there remain 112 housing units for Navy personnel of which there are 213 adults and 80 children.

In the 9 communities with privately owned and rental homes, there are 3,921 residents of which 1,287 (33%) are children.   Here is a breakdown by neighborhood:

Chapel Crossing: 167 homes, 368 adults, 277 children

Landings (Concord): 143 homes, 324 adults, 250 children

Southgate: 299 homes, 626 adults, 413 children

Cambridge: 244 homes, 481 adults, 200 children

Tower Crossing: 154 townhomes, 306 adults, 68 children

Patriot Commons: 68 homes, 122 adults, 23 children

Regency: 146 homes, 179 adults, 43 children

Aloft: 181 apartments, 185 adults, 10 children

Glenshore: 31 homes, 43 adults, 3 children

Of the 1,287 children in The Glen, 1,175 are of school age. 82% attend public schools. 18% attend private schools. This last number is particularly interesting because in most suburban communities the percentage of children in private schools averages between 4% and 8%. This variance is likely due to the economic standing of Glen residents. In other words, it is a development comprised largely of affluent families who can afford private education.
