New things to see and do in The Glen

December 2, 2014 by Margaret Ludemann

Glen Town Center in Glenview, Illinois is The Glen’s shopping, dining and commercial “main street”. You’ll find scores of restaurants, shops and great things to do all within a short walk of any of The Glen’s luxury homes. Of course they’re all open to the general public as well.

During the winter holiday season Glen Town Center really comes alive with lighted trees, holiday music, and fun special events for the entire family. One of the great events that all Glen homeowners and residents enjoy is the annual visit by Santa. On Sunday, December 14th the old guy is available for photos from 1 p.m. until 4 p.m. in the Book Market. Just bring a smile and camera…there’s no cost.

Two new stores are coming soon to Glen Town Center.

Wet Nose (what a name…right?!) is billed as a “pawtique” that focuses on the health and well-being of our 4-legged friends. The website, www.wetnose.com tells us that it was created for dogs and cats that are considered members of the family. The store will offer all natural foods and over 250 gourmet treats. It will also sell pet toys, chews, and collars.

The Flavor Pot (another great name!) is intended to be “a culinary exploration studio” that will offer cooking classes, workshops, private parties, and corporate events. A kick-off event is scheduled at the Book Market on Saturday, December 13 from 10 a.m. until 1 p.m. You’ll be able to create “gifts-in-a-jar” with the Flavor Pot providing all of the ingredients and instructions.

What great new additions to the glen!

6 Tower Crossing homes now for sale! (6 for rent, too)

November 20, 2014 by Margaret Ludemann

Three months ago I wrote that only 1 Tower Crossing home was available for sale. My my, how the world has changed in 3 months. Since then 5 homes have been newly listed, and a total of 6 homes are currently for sale.

Tower Crossing is a 154 unit luxury townhome development in The Glen in Glenview, Illinois. To anyone who has ever visited the Glen’s restaurants or shops, Tower Crossing will be remembered as the homes bordering Glen Town Center on 3 sides. They are memorable, too, because they are 4 stories high with beautiful Georgian architecture.

There are 6 basic models in Tower Crossing and some major variations such as end units and bridge units. The homes are large, ranging in size from 3031 sq ft to 4105 sq ft. The price points of Tower Crossing homes range between roughly $625,000 and $900,000.

Now is a great time to be in the market for a Tower Crossing townhome because 4 of the models are for sale. There are 2 Astorias for sale, and 1 of them is an end unit. Astorias offer 3210 sq ft, and the end unit adds another 390 sq ft. 3 Blackstones (384 sq ft), an Omni 3625 sq ft) and a Drake end unit (3075 sq ft) are also on the market.

There are 6 homes also on the rental market ranging in prices between $3950 per month to $4500 per month.

The beauty of Tower Crossing lies not only IN the homes, but also outside. You can walk to 25 eating establishments, numerous boutiques, 2 golf courses (including The Glen Club), a movie theater and a book store. And if you walk across the street (Patriot Boulevard) you’ll find Battery Park, Lake Glenview, the Glenview Park Center, walking and biking trails, tennis courts and more. Residents of Tower Crossing will tell you that living here is all about the lifestyle. It’s the best combination of urban and suburban living.

If you are interested in learning more about Tower Crossing or anywhere in The Glen, please contact me at margaretludemann@gmail.com or 847-401-1802. I am a Tower Crossing resident and a leading Glen-area realtor.

11 more great reasons to live in The Glen

November 3, 2014 by Margaret Ludemann

In my blog last week (24 great reasons to live in The Glen) I told you about the convenience and fun of having 24 restaurants all within walking distance of Glen residents. Well, something happened last Saturday night that reminds me of 11 more great reasons. So here’s the story…

A Glen neighbor invited my husband and me to attend a party in their home. The theme was Breakfast at Tiffany’s. Is that fun or what?   So while I was getting all dressed up 1960’s style my husband was pulling together his formal attire for the evening. Tux, check. Tux shoes, check. Cummerbund, check. Bow tie, check. Tux shirt…oops, where’s the shirt? After determining that a) his shirt was at the laundry, and b) the laundry was closed, he was stuck. Then it occurred to us that we live a half block from Glen Town Center, the Glen’s shopping and dining “main street”. Quickly thinking through the many stores in the center, we decided that he had two men’s clothing stores within a block of our home. So he put everything on sans tux shirt and he ran out the door. (Yes, he was wearing a tee shirt under his jacket!) Ten minutes later he reappeared with a stunning white tux shirt; and off we went to the party.

So this morning I decided to look at the Glen’s directory, and I found 11 clothing stores in the center. Some are specialty shops that carry children’s clothes, sports attire, and women’s or men’s clothing. Von Maur, the large upscale clothing store, is also in Glen Town Center, and of course it carries most everything for most everyone.

The Glen (in Glenview, Illinois on Chicago’s North Shore) is a special place. The development has over 2,000 luxury homes, 24 restaurants, a movie theater, museum, art studio, and yes indeed 11 clothing stores…all within a short walk of any home. If you would like to learn more about living in The Glen, please give me a call at 847-401-1802 or send me an email at margaretludemann@gmail.com. I am an award winning Realtor who specializes in Glen homes (single family homes, townhomes, row homes, duplexes, two-flats, condos, and apartments). Home prices range from about $400,000 to $2,000,000.

Who knows…maybe one day you’ll live here…and be in desperate need of a tux shirt on a Saturday night.

Where the kids are…in The Glen

October 20, 2014 by Margaret Ludemann

The Glen is a housing and retail development in Glenview Illinois, on Chicago‘s North Shore. It’s filled with luxury homes, restaurants galore, boutiques, a book store, a movie theater, and (drum roll please)…a lot of kids! In my most recent blog I wrote about the new Glen census which tells us that roughly one-third of the 3,921 residents in privately owned homes and rental housing are children. I’ve had a few emails asking which specific Glen neighborhoods have the most.

There are 9 such neighborhoods in The Glen (not counting Navy and senior housing). Naturally the neighborhoods with the most single family homes have the most children. In these neighborhoods about 40% of residents are kids. Chapel Crossing (43%), Landings (44%) and Southgate (40%) have only single family homes. Cambridge (42%) offers single family homes, town homes, duplexes, and two-flats.

2 neighborhoods offer only attached homes and have roughly 20% children:  Tower Crossing (18%) and Patriot Commons (19%). Another neighborhood, Regency, has a high percentage of town homes; and 19% of its residents are children.

Aloft (5%) offers rental apartments in Glen Town Center, The Glen’s shopping and restaurant “main street”. And Glenshore (7%) has condo apartments.

Obviously the large single family home neighborhoods are great for kids. Lovely homes. Big yards. Did I mention BIG YARDS? But before you get the wrong impression, Glen neighborhoods with attached housing are also great for the little ones. I live in Tower Crossing, a development with 154 4-story town homes with 3,031 to 4,105 square feet. We moved here 11 years ago when my son was 3 years old. Our development has a wonderful common area which, to my son, represents his back yard. The additional benefit is that he’s grown up barely one block from all of the fun in Glen Town Center. He walks to the movie theater, meets his buddies for hamburgers at Mooyah, and wanders our wonderful book store.

The bottom line? The Glen is a great place for children whether your preference is for large single family homes or for attached housing. If you would like to learn more about The Glen please email me at MargaretLudemann@CBexchange.com or call me at 847-401-1802. I am an award winning Realtor living in and selling Glen homes.

New homes in Westgate at the Glen are still available

September 15, 2014 by Margaret Ludemann

So, how many Westgate at the Glen homes are still available? Read on.

Westgate is the new, upscale housing development in The Glen in Glenview Illinois. It is located at the northwest corner of W. Lake Avenue and Shermer Road. Respected home builder E. R. James Partners LLC is the developer. 173 luxury homes are planned in three housing types. There will be 71 row homes, 68 Mews Townhomes, and 34 single family homes. The development will be built in 2 phases with deliveries between 2015 and 2017.

The project kicked off with a reservation event a couple of months ago, and the development opened for sales shortly thereafter.  As of last Friday there were still many homes available for sale.  Here is the breakdown by housing type:

Row Homes:

  • All row homes to be built in phase 1 have sold.
  • Phase 2 homes cannot yet be purchased, however the developer is taking “reservations” with a down payment. Reservations are not binding on the buyer. When final home prices become available for this phase, buyers with reservations may complete their purchase. Currently there are 24 row home reservations. 8 units do not as yet have reservations.

Mews Townhomes:

  • 19 townhomes are still available in phase 1.
  • All 26 townhomes planned for phase 2 are available.

Single Family Homes:

  • 26 of the 38 single family homes have been sold. All single family homes will be built in phase 1.

The news here is that Westgate homes are indeed still available! There were rumors that the development sold out, however as you can see homes in all 3 housing types may be purchased. If you may be interested in a Westgate home or perhaps a home in any other Glen neighborhood, you may contact me for a showing at 847-401-1802 or by email at margaret.ludemann@gmail.com.
