The Glen. New Urbanism. Huh?

December 19, 2016 by Margaret Ludemann

The Glen in Glenview Illinois is a perfect example of a community design concept called New Urbanism which emphasizes walkable neighborhoods that reduce a dependence on cars and one that promotes a strong sense of community.  Rather than the seemingly endless developments of single family homes with no commercial core, new urbanism envisions a retail center around which various neighborhoods are built with a variety of home styles.

Suburban sprawl came about with the rise of cars in the first half of the 20th century.  Autos allowed people to live away from the city.  To go to the city or – later – to shopping malls that sprang up in the 60’s and 70’s, people got in their cars and drove.  They may have lived in specific neighborhoods, but they had little in the way of identity and emotional attachment to these areas.

New Urbanism also emphasizes plenty of open spaces and community institutions to be shared by residents and easily accessible by walking or riding bikes.  Mass transit typically is provided for distances that might typically be reached by automobiles, thus New Urbanism is considered environmentally friendly.

The Glen has a retail core called Glen Town Center with tons of shops, restaurants and a movie theater.  This three block area is located on Tower Drive that my family refers to as “Main Street”.  Within The Glen one also finds playgrounds, two golf courses, tennis courts, sports fields, Battery Park, Lake Glenview, Kohl Children’s Museum, and the Glenview Park Center with a health club, basketball courts, and a pre-school.  Residents from any of the various Glen neighborhoods can walk to any of these venues.

There are many housing types in The Glen including single family homes, condos, townhomes, row homes, duplexes and two-flats.  These homes offer an abundance of architectural styles to please most any taste.  We also have our own Metra train station for residents who need to reach the city for work or who want to take advantage of Chicago’s many cultural and sports offerings.

If The Glen sounds like kind of place where you would like to live, please contact me.  I am a long time Glen homeowner and an award winning Realtor.  I can be reached by phone at 847-401-1802 or by email at margaretludemann@gmail.com.

The Holidays in The Glen

December 12, 2016 by Margaret Ludemann

The Glen during the holidays is magical, especially in Glen Town Center, our retail hub with upscale restaurants and shopping galore.  You’ll quickly notice the colorful lighting and the shops filled with seasonal gifts you can’t find anywhere else.  And there are special events for the kids, two of which I’ll highlight below.

The Glen in Glenview Illinois is a development with luxury homes of all kinds.  You’ll find single family homes, row homes, townhomes, condos, apartments, two-flats and duplexes.  Home prices range from the $300s to over $2 million dollars.

OK, now for the special events for the kids.  The Book Market (a great bookstore!) will host Santa’s Craft Corner on December 17 and a terrific puppet show, The Shoemaker and the Elves, from 11am to 11:45am on December 28.  You’ll need to register online at http://www.theglentowncenter.com/events soon.  The Book Market is located at 2651 Navy Boulevard in the heart of Glen Town Center.

If you may be interested in living in The Glen, please give me a call.  I’m a long time Glen homeowner and an award winning Realtor.

The Glen…by the numbers

November 1, 2016 by Margaret Ludemann

The Annual Census for The Glen (in Glenview, Illinois) has just been released, and it has interesting information about the population of this community. I will delve into many of the details, particularly as it relates to children and schools, in future blogs; but in this one I will share with you some of the basics. As detective Joe Friday (actor Jack Webb) used to say on the old Dragnet TV show, “Just the facts, mam, just give me the facts.”

In 1993 the Naval Air Station Glenview closed. Five years later it was acquired by the Village of Glenview which subsequently developed it into The Glen, a high end residential and retail community. Several neighborhoods were developed by various builders, and over time a large number of luxury homes were built and the population grew.

According to the new census report for the year ending June 30, 2016, there are 2,452 homes in The Glen of which 2,250 are occupied. These numbers include not only private residences (single family homes, townhomes, row houses, duplexes, two-flats, condos and rental apartments), but also the three senior living communities. There are 3,128 adults in private homes, 765 in senior housing, and 213 in the small area that still contains Navy personnel. This brings the total number of adults to 4,106.

There are also 1,398 children (birth through high school) living in The Glen, the vast majority in private homes. The total number of residents in The Glen, therefore, is 5,504. This is an increase of 305 people over the previous year, much of that increase due to the development of a new Glen neighborhood, Westgate at The Glen.

The Glen is a wonderful community where I have lived for thirteen years. I am an award winning Realtor affiliated with The Glen Realty Group and @properties. If you may have interest in living in The Glen, please contact me at margaretludemann@gmail.com or 847-401-1802.

Two large, stunning townhomes for sale in The Glen

October 12, 2016 by Margaret Ludemann

How often do you find townhomes larger than 3000 square feet? The answer is ‘not too often’. Currently, however, there are two such homes for sale in The Glen (in Glenview Illinois), and both are absolutely stunning!

The Glen is the magnificent residential and retail development on the grounds of the old Naval Air Station Glenview, a former military air base long ago closed down and demolished. There are over 1300 luxury homes in the development in nine distinct neighborhoods. All kinds of home types are available including single family homes, townhomes, row homes, condos, two-flats and duplexes. We also have a retail “Main Street” called Glen Town Center with wonderful shops, restaurants, coffee houses, and Arclight Cinema.

One of the Glen neighborhoods is called Tower Crossing which is composed of 154 brick townhomes. They range in size between 3,031 and 4,105 square feet. The two townhomes that I am so excited about are Astoria models with dramatic 13’ ceilings, hardwood floors, and a huge master suite with walk in closets.

2013 Valor Court, priced at $719,500, offers 3,210 square feet of luxury living. It has 3 bedrooms, 2.2 bathrooms, a wood burning fireplace in the living room, and a striking chef’s kitchen with cherry cabinets and granite counters…which opens to a lovely balcony overlooking a professionally landscaped courtyard.

1807 Admiral Court, priced at $774,900, has 4 bedrooms and 3.1 baths in its 3,500 square feet. This home is an End Unit meaning it connects to only one other home and has a third wall of windows. In fact, there are 33 windows in this remarkable townhome. Thirty-three! You will find very few townhomes as large and as bright at this beautiful property.

Both of these homes are within an easy walk of Glen Town Center, Battery Park, Lake Glenview, the Glenview Park Center, Kohl Children’s Museum, and The Glen Club Championship Golf Course. Tower Crossing is known for its “urban living in the suburbs” character. If you may be interested in either of these properties or living anywhere in The Glen, please contact me. The Glen, a great place for families with kids

September 26, 2016 by Margaret Ludemann

When my family moved to The Glen (in Glenview Illinois) in 2003, our son had just turned three years old. My husband and I were attracted to its stunning homes, beautiful neighborhoods, and the ‘urban living in the suburbs’ character that it is known for today. And one more thing, the Glenview’s award winning schools.

After living here only a short period, we also learned that it’s a great place for families with children. Not just because of the schools, but also for the wonderful neighborhoods and the great variety of things available to our son. He is now fifteen and a sophomore at Glenbrook South High School. He has had an active childhood, and so much of that has been due to the vast array of places and activities in The Glen.

As a small child he played in Battery Park…soccer, fishing, flying kites, and just running around. Little Bear Garden, Little Gym, and Kohl Children’s Museum were favorites as well. He did pre-school, classes in pottery and acting, basketball, and swimming in the Park Center.

When he got a little older, he attended Attea Middle School, one of the finest of its kind anywhere; it’s just a short walk from anywhere in The Glen. And at about this age he started “hanging out” in Glen Town Center, The Glen’s “main street”, where he could meet friends in a wholesome environment with tons of things to do and places to go. I’ve lost count of how many movies he’s seen with his buddies at Arclight Theater in GTC; and before or after he would join them for a mac and cheese at Noodles and ice cream at Ben and Jerry’s afterward.

There are some newer fun things for kids to do in Glen Town Center, too, such as Pinot’s Palette, FlavorPot Cooking School, and Funtopia (an indoor climbing and play area).

So, if you’re looking for a place to live and raise your children, take a look at The Glen. We have single family homes, townhouses, row homes, two-flats, duplexes and condos. Prices range from the $300’s to over $2 million. I am an award winning Realtor and a Glen expert. Give me a call at 847-401-1802, and I’ll tell you all about it. Alternatively, I can be reached by email at margaretludemann@gmail.com.
