Large variety of luxury home types and prices in The Glen

August 29, 2016 by Margaret Ludemann

One of the great things about The Glen is the variety of home types, styles and prices available to buyers. The Glen is residential and retail development in Glenview Illinois on the grounds of the former Naval Air Station Glenview. It’s just eighteen miles north of downtown Chicago or, to put it another way, a short train ride to Union Station. The first homes in The Glen were built about fifteen years ago, and new construction continues in one of our ten neighborhoods, Westgate. But this article isn’t about Westgate at The Glen or commute times. It’s about variety.

There are about 1300 homes in The Glen, not counting retirement and assisted living facilities. Of those 1300 properties about half are single family homes while the other half (naturally) consists of attached housing units of various types. For instance, there are townhomes (some as large as 4100 square feet), row homes, condos, duplexes, and two-flats. We have brick homes, wood homes, single level homes, four-story homes, small homes, and huge homes. There are homes overlooking the retail area (Glen Town Center), along the Gallery Park, and bordering the two Glen golf courses. We have colonial homes, contemporary homes, Georgian homes, and home styles that don’t exactly fit any particular style…except really beautiful!

Home prices in The Glen vary widely. On the lower end are some lovely luxury condos and townhomes starting in the $300’s. On the high side, some single family homes bordering The Glen Club’s award-winning golf course sell for well over $2 million. So, whatever your housing budget, the odds are pretty good that you can find a wonderful home here.

I’ve lived in The Glen since the early days of the development, and I am an award-winning Realtor affiliated with @properties. My Glen Realty Group is focused on the sale of new and existing homes here in this very special community. If you may be interested in a Glen home, please call me at 847-401-1802 or email me at margaretludemann@gmail.com.

47 homes sold in The Glen so far in 2016

August 22, 2016 by Margaret Ludemann

Forty-seven homes have sold (or have gone under contract to sell) so far in 2016 in The Glen. The Glen is a development in Glenview Illinois on land that was formerly the Naval Air Station Glenview. It consists of numerous residential neighborhoods with luxury single family homes, townhomes, row homes, condos, two-flats and duplexes. It also offers upscale shopping, many excellent restaurants, two golf courses, and a large park.

The Regency neighborhood which consists of townhomes and duplexes led the pack with 13 sales. Cambridge, with single family homes, row homes, two flats and duplexes, had 9 sales, followed by Southgate’s 11 sales (7 single family homes and 4 townhomes). Tower Crossing and Westgate each experienced 5 sales. Tower Crossing offers 154 very large, luxury townhomes; Westgate is a new development with single family homes, row homes and townhomes. The Glen’s Art Fair…fun again in 2016

August 8, 2016 by Margaret Ludemann

The Glen is home to an annual art fair called, as you can imagine, The Glen Art Fair. Fortunately, the artists who display their work here are a good bit more creative that whoever named the event. Anyway, it was held this past weekend, August 6 and 7, and as always it was a very big success. This fun event attracted scores of artists from throughout the United States to Tower Drive, Glen Town Center’s “main street”.  Attendance was high, and as they say, a good time was had by all.

The Glen is the north shore’s premier lifestyle community, meaning it has beautiful homes, an outstanding array of restaurants, upscale shopping, jogging trails, golf courses, tennis courts, and a picturesque lake.  It is located on the site of the former Glenview Naval Air Station in Glenview, Illinois, approximately 18 miles north of downtown Chicago.

Visitors to the fair were treated to art of many genres including paintings, photography, sculpture, glass works, folk art, crafts, cartooning, digital art, and even what is known as “wearable art”. In fact, as I’m typing this blog, I’m wearing a striking blouse that I purchased at last year’s fair. I live in the Glen’s Tower Crossing development only a block away from the fair!

This will all occur again next August. You might want to jot it down in your calendar. I’m sure you’ll enjoy it as much as those of us who are fortunate homeowners and residents of The Glen. And if you may be interested in living in the Glen, please give me a call. I am a local realtor who specializes in Glen properties – single family homes, row homes, town homes, two flats, duplexes and condos.

Tower Crossing…REALLY big townhomes

May 31, 2016 by Margaret Ludemann

Ever heard of a townhome with over 4,000 square feet? I didn’t think so. Well, unless you live in Tower Crossing in The Glen, home to 154 townhomes ranging in size from 3,031 to 4,105 square feet, depending on the model. It’s not only a cool place…it’s MY cool place. I’ve lived here since 2003 when the first units were built.

The Glen is the luxury residential development in Glenview, Illinois built on the grounds of the former Naval Air Station Glenview. It consists of about 2,100 homes and nearly 5,000 residents in several unique Glen communities. There are single family homes, townhomes, row homes, two-flats, duplexes, condos, and rental apartments. Oh, there are also two retirement communities.

Tower Crossing offers six basic models, two major variations of certain models, and more options and upgrades than you can count. So, truly, no two homes are alike. The majority of these luxury homes have three bedrooms, but there are plenty with four as well. We even have a few with two and (gulp) five bedrooms. All are brick homes with four stories. All have private decks, some also have elevators, private yards, and patios. Tower Crossing borders Glen Town Center with its many shops, boutiques, and restaurants. Some also border The Glen Club, an award-winning 18-hole championship golf course. So, homeowners have everything within a few steps. Wait a minute. Not everything. You actually have to walk about 8 minutes to The Glen Metra Station with convenient train service to the city (downtown Chicago).

If you’re curious about Tower Crossing you can go to www.TowerCrossingHomes.com or give me a call at 847-401-1802. Not only do I live in Tower Crossing, but I am an award winning Realtor who specializes in Glen homes.

Why a home sale falls through

April 19, 2016 by Margaret Ludemann

Home sales are complicated. There’s a lot more to it than putting a buyer and seller together. Things can go wrong. Deals do not always close. And here are the top reasons why some home purchases fall through:

Inspection surprises. Each transaction involves an inspection by a licensed home inspector. Some are very good. Some, not so much. Among the “not so much” group you’ll find inspectors who identify numerous very small issues which, while not material, scare the heck out of the buyers, causing them to back out of the purchase.

Buyer financing. Even if the buyer is “pre-approved” by a lender, it does not guarantee financing. Sometimes when the lender looks more deeply into the buyer’s financial condition, they find issues that cause them to reject the mortgage application.

Low appraisal. During periods when homes are appreciating in value, appraisals are typically not a problem. In soft markets, though, it is not uncommon for a home appraisal to come in lower than the agreed-upon purchase price. In this case, lenders either choose to not make the loan or demand a higher down payment. The buyer can back out or seek a lower price from the seller.

Buyer remorse. Occasionally a buyer simply gets cold feet, and, unfortunately, he usually gets his earnest money back. Bad news for the homeowner and for the Realtor.

An experienced Realtor can help to minimize these risks, though failed transactions can happen to any seller and any Realtor. I even see this occasionally in The Glen (in Glenview, Illinois) where I live and work. The Glen is an upscale residential community with luxury homes…single family homes, condos, townhomes, two-flats, and duplexes. The price points are substantial, so we typically see qualified buyers who are serious about their home search. But, as I say, it can happen.

If you may be interested in The Glen or greater Glenview, please call or email me.
